Yes, We Purchased Two Houses Through
a Video Call

2020 has been a challenging time for the world due to the Coronavirus Pandemic. In early 2020, many states in the U.S. were shutdown with a stay-at-home order in effect. During that time, we decided to look at homes in Europe via the Internet. Italy was at the top of our list because we had recently visited and because we love the history, culture and traditions of the Italian people. Pat and I are both of European descent, Me from Italy and Pat from Spain.

The main reason we were looking to invest in Italy is we began to see a declining stock market in the U.S. and wanted to invest our money in Real Estate. This enabled us to seek a great opportunity for a return on our investment along with an amazing country to visit. Purchasing during the pandemic, we were able to find many properties with reduced prices, creating great value for us. We also were driven by the accessibility to the rest of Europe by Italy’s central location.

In the beginning, we conducted hours, days and weeks of research on the process of purchasing property in Italy. We discovered many laws, rules and regulations which needed to be followed. The process is very different from the U.S. At first, we were hesitant but the more we learned about the process the more comfortable we felt.

Yes, it was very unnerving to purchase a home without seeing it yet purchasing two homes. We looked very closely and examined every photo of the properties. During the purchasing process, we worked with Abruzzo Rural Property along with a reputable Notary. We felt confident with their professionalism and were secure with the disclosure of the conditions, both good and bad, of both properties. We utilized WhatsApp to see the property through video which was helpful but not the same as being there in person. We had faith and a good feeling that it was the right decision to purchase.

House Hunters International was another reason we were confident that we were safe to purchase in Europe. We saw many people on the show who had purchased homes in other countries, and they seemed very happy.

We also watched many YouTube videos about the processes of purchasing a home in Italy and things to consider in the process.

Our advice to anyone in the U.S. who would like to purchase a home in Italy is to educate yourself first in the purchasing process, research everything available to you on the Internet, ask many questions from the experts.

All in all, it was an amazing experience. We are so happy that we invested in Italy and feel honored to be part of the community of Trivento.

The Story of my Italian Home Purchase
(while dealing with Covid restrictions)

No, this isn’t a romantic story soon to be a major blockbuster Movie like ‘Under the Tuscan Sun’. Although to me It’s just as exciting - with all the possibilities that living in Italy will provide.

It is however, a Story of my Italian Home purchase (while dealing with Pandemic restrictions across the Globe.)

First, a little background -

I have been lucky enough and have enjoyed traveling to Europe several times a year for the last five years or so. I’m not the type of tourist that tries to ‘see it all’ on my travels; but rather enjoys staying in local neighborhoods, immersing myself into the varied culture, customs and food of local towns and villages - often finding myself wishing I could visit more often or perhaps even live in a particular area.

Over the last several years I’ve thought about living or retiring in rural France, Spain or Italy but really considered it just a somewhat unrealistic dream – until I started doing a bit of research in both purchasing a Home in another Country and how much Home I could get for my hard earned dollar, or Euro in this case.

After months of research, I narrowed my own personal choice down to two areas – Brittany in France and Abruzzo in Italy, which is about two hours from Rome.

Over several months, I cannot even tell you how many photos of Homes I saved to my phone. I would spend many a weekend just looking at website after website. Sending messages, asking questions, doing research on so many topics.

What I learned over time is that it is was very doable, not as complicated as I first imagined it would be – and totally in the realm of possibilities for me, both personally and financially. It wasn’t until I discovered a Real Estate Company in Italy however, that I truly got excited about the process, felt comfortable and at ease with the idea that this could really happen, and started imagining my own Home in Europe.

I found a Company located in the Abruzzo Region of Italy, that from the very beginning for me, has been very professional, has answered all of my many, many questions across a variety of topics - but more importantly, has been very patient with the many emails or WhatsApp conversations that have taken place. This One Company and its Director has made all the difference for me.

Monia Di Guilmi, Director of Abruzzo Rural Property, has been outstanding in every step of this Home purchase for me. Initially answering questions about specific towns or villages regarding Shops and Services to then scheduling Video walk through’s of interested Properties and more.

Once I decided on the property that best suited my needs, Monia literally took charge and care of everything else.

Yes, I had a bit paperwork to fill out – and some forms to get translated – but the buying process moved along systematically, very orderly and by the end of the process hardly seemed more difficult than purchasing a property here in the United States.

I credit Monia and her team (thank you Valentina!) for making my Home purchase in Italy virtually seamless, always professional and one of the most exciting.

Home purchases I have ever made. I initiated and continued conversations with many companies during my initial Property searches and have not experienced the level of knowledge and customer service and care that Monia and her team provided from start to finish.

The after-purchase Services the Company provides will also be utilized as well – whether I decide to potentially rent it out for a few months a year or have minor.

Remodeling done, this Company will assist all along the way. We highly recommend (and Thank) Monia and her Abruzzo Rural Property Team for making our dream of owning an Italian Home come true.
