 Have you ever thought about buying a house in Italy but always thought it was expensive or simply have just not bothered because of the short time you would eventually spend there?

After all, why spend lots of money on buying a house in Italy when realistically you could pop over for a visit just once or twice a year?

Fair enough, this is true, but I invite you to consider the many unique special deals on offer at the moment, with houses in the Abruzzo region for just 15.000, 10.000 euro or even less. The big news is that houses, at such low prices, do not necessarily require a lot of restoration work.

Some of them are in need of internal restoration like a new bathroom, new electric system, new windows and various sorts of refurbishments to make them comfortable and attractive. However, the actual structure and roof are always in good condition and the utilities such as water, electricity and main sewerage are always connected.

There are many characteristic town houses with lovely traditional arch doors and vaulted ceilings. These vaulted ceilings are usually painted in white, but beneath the white plaster, incredibly beautiful cotto bricks and iron beams are to be found and large stones, lying under the thick walls covered in plaster of these houses, can easily be exposed to create a much sought after, cosy, rustic style which you are bound to have come across in Home and Interior Design magazines.

These houses always avail of fireplaces which are in good condition and can be used to heat the house, create a cosy atmosphere in winter and also to cook food. Fireplaces do not really need any work done apart from cleaning the chimneys from time to time, as they may not have been used for years. Sometimes these houses avails of traditional wood oven for pizza or bread.

Another characteristic of these houses are the traditional wooden shutters, usually painted in white or pale blue, but they can be sandblasted to recover their original wood colour.

These places situated in characteristic small hill top villages, which only require a small amount of money for restoration, can easily be rented out to tourists as romantic nests once renovated. Not many house owners are to be found in these villages who rent their houses to foreign tourists as usually these properties belong to elderly people who neither speak English nor use the internet.

These hill top villages are completely unspoiled with breath-taking panoramic views, offering genuine km O food, excellent olive oil and local wine like Montepulciano d’Abruzzo at just 2,00 euro a litre. What more could you ask for as a perfect destination for a relaxing weekend far away from the noisy madding crowd.

 According to Rightmove.co.uk, UK's number one property website for properties for sale, Abruzzo is the least expensive region in Italy and in Europe for investments on property. Prices offered are even cheaper to those of Spain, Greece, Hungary, Portugal and even Turkey. So if you are thinking about buying a house in Italy, Abruzzo is an option to keep in mind.

Abruzzo is the second region in Italy (after Tuscany), for overseas buyers looking for a property for sale in Italy. But if you are looking for cheap property in Italy to buy, Abruzzo is your number one choice.

In 2016, according to Rightmove annual report, 6.513.143 potential buyers have been looking for a house in Italy; this shows an increase of the 8% compared to 2015. The vast majority of these potential buyers are British.

Brexit doesn’t seem to have affected the trend, in fact in July 2016 the number of British searching for a house abroad has increased, reaching the highest number of searches even by users of Rightmove.

Italy is the third country in Europe for foreign investors, surpassed only by Spain and France. The type of buyers searching for a house in Spain are mainly attracted to coastal properties, apartments on the beach or in the Mediterranean islands. The type of buyers searching for a house in France, are looking for a country house. In Italy the trend is steady, with 35% of searchers looking for a coastal property and 37% looking for a property in the country side.

Abruzzo, the cheapest place in Italy to buy property.

As previously said, Abruzzo is the second region after Tuscany for foreigners interested in buying their house in Italy; in the third position we find Lombardy, followed by Sicily and Liguria. Amongst the 6.513.143 potential buyers searching for a house in Italy (according to Rightmove 2016 Annual Report), 352.872 are searching for a house in Abruzzo. This figure shows an increment of 19% in comparison with 2015.

What is more astounding is that, this region offers the most competitive prices in Italy and in Europe. Below are some example.

The less expensive area in Spain for property purchasers is the Valencia region with property average prices around 118.562 Euro for houses and 63.636 Euro for apartments. The less expensive area in France for property purchasers is the Limousin region with property average prices around 93.071 Euro for houses and 32.775 Euro for apartments. In Italy, Abruzzo is the least expensive area with property average prices around 61.735 Euro for houses and 89.175 Euro for apartments. While the average house price in Italy is 215.067 Euro for houses and 204.129 Euro for apartments, higher than the average house price in Spain or France.

In Abruzzo, apartments tend to be slightly more expensive because they are usually newly built and not far from the beach.

It is surprising that a region like Abruzzo, with its beautiful coastline, majestic mountains, green rolling hills scattered with hamlets, three natural parks and its strategic location right in the center of Italy, is the least expensive area in Italy and in Europe for buying a house. All these advantages may make Abruzzo the best place to buy property in Italy.

Another interesting point is that the most popular area of Abruzzo for foreign investors is the Chieti province, followed by the Pescara province and then Teramo.
The number of properties on the market in 2016 has increased by 27% in comparison with 2015. The vast majorities of investors are from the UK, followed by US buyers, Australian buyers and those from other European countries.

These data can be interpreted in one way only: Abruzzo is the hottest area in Italy to invest in, prices are at their best and there is a huge number of properties on the market.
With these prices, Abruzzo is the perfect area to buy a property, be it just as an investment. We are not able to tell if the market will be steady in the future, but we are sure that this is the right moment to buy a house in the Abruzzo region.

 You have bought your dream house in Abruzzo region and now you are thinking about a swimming pool... What permits do you need to install a swimming pool in Italy?

If you have bought a house in Abruzzo and you are thinking about installing a swimming pool, it is important that you follow the right procedure to require the necessary permits before starting any work. Every region in Italy and even every municipality have different laws regarding the installation of swimming pools.

First of all, to install a swimming pool you need to require a permit to the municipality where the house is located; It is not possible to install a pool without any permit. The permit can be either a simple S.C.I.A. or a building project. If you have bought a land and you are building your house from scratch or if you are restoring a ruin and you intend to extend it, then you will need a building project. An engineer, an architect or a geometra of your choice will apply for your building project. Besides all the structural works, the building project can also cover the installation of the pool.

On the other hand, if the house is already built and you just need to install the pool, you have to ask a geometra to apply for a S.C.I.A.

S.C.I.A. means 'Segnalazione Certificata Inizio Attivita’, this document is necessary when you intend to renovate the house without changing its structure: renovate a bathroom, knock down a partition wall, change the layout of the rooms, etc…The S.C.I.A. is also required if you intend to install a swimming pool. Normally a geometra charges 500,00 / 600,00 euro to submit a S.C.I.A.

In any case is always better to ask the advice of a geometra because the type of permit is also related to size of the pool. If the pool has a volume that is above the 20% of the size of the house, it is necessary to apply for a building project. Differently, if the volume of the pool is less than the 20% of the volume of the building a S.C.I.A. is acceptable.
