Property Description

The house is situated in the outskirt of Serramonacesca, a lovely town at 30 minute's drive from Pescara.

The house is composed by two floors and measures 100 sqm excluding the terraces. On the ground floor we find a kitchen with exposed stone, a living room with bi-folding doors which open directly into the garden, ideal for al fresco dining. On this same floor we find a utility area with plumbing washing machine, a bathroom and a bedroom.

On the upper floor we find a master bedroom with private terrace, an open plan bedroom with a wood burning stove, large airy window and a balcony (this room is currently used as a sitting room, but it would be possible to convert it into a bedroom). On this floor we also find a second small bathroom. The house enjoys stunning views across the valley to the village and mountains.

The house has been restored five years ago, it avails of a new roof, new double glazing windows throughout the house have been replaced with wooden framed double glazed units. All the electrical and plumbing systems are new. A new septic tank has been installed. Internally the house has been gutted and totally refurbished with only the bathroom and ground floor bedroom to be finished.

The building is a character period building that has been added to over the decades. It dates back to 1910. It is in good structural condition having been subject to extensive renovation works. It is built in a traditional local mix of red brick and exposed Maiellan stonework. Much of the brick has recently been rendered. It consists of two floors with large wooden balconies to fully appreciate the view. All the roves have been replaced; two retiled with beautiful original pan tiles. The single storey extension on the ground floor has been completely rebuilt from ground up and features stunning masonry. This annex houses the large bathroom and the ground floor double bedroom which both have external doors. The bedroom is triple aspect. This is the section of the property that requires some finishing internally.

The property is secluded (no immediate neighbours) and has a large plot of land of 1,9 hectares. Part of this is sloping although there are more level areas surrounding the building itself. There are a multitude of fruit trees including fig, pomegranate, persimmon, plum, apple, mandarin, apricot and more than 30 olive trees. No chemicals have been used on the land so opportunities exist to create an organic small holding or permaculture practice. Alternatively due to its seclusion and yet proximity to the village the property could be developed for touristic gain. The land could accommodate a small glamping style site.

The property is located 15 minutes walk from the village of Serramonacesca, in the foothills of the Maiella mountain range and National Park in Abruzzo. Although the village caters for most needs with 2 convenience stores, 2 bars/cafes, a restaurant, a chemist, a post office... Bigger supermarkets, DIY stores, etc. are only 10-15 minutes drive away.

The town is 30 minutes drive to Pescara, 30 minutes to the beach and Passo Lanciano, the nearest ski resort, is less than a 30 minute drive from the house.
